Tell me what you need. I'll send you a shortlist of Hazelwood spaces that fit within 48 hours, including options that aren't on the big listing sites yet.
Hazelwood sits just north of Lambert Airport, where Route 370, I-270 and Lindbergh meet. Over the last decade it has added millions of square feet of modern, high-clear distribution space alongside its older industrial base.
Hazelwood gives you two very different products. On one side are the big new parks: Hazelwood TradePort, a roughly 3.8 million SF NorthPoint development along Route 370 with 36- to 40-foot clear heights, and Hazelwood Logistics Center, a 165-acre park on Lindbergh with rail service. Tenants include Boeing, Wayfair, BJC, Amazon and Iron Mountain.
On the other side is an older base of smaller warehouse, shop and flex buildings around Lindbergh, Pershall and McDonnell. That's where a contractor or growing distributor often finds the 3,000 to 20,000 SF they need at a lower rent than new construction.
Ask about incentives. Parts of Hazelwood offer Chapter 100 tax abatement, Enterprise Zone benefits and Opportunity Zone status, and the newest parks have negotiated long-term abatements. On a larger lease or purchase that can change your real occupancy cost, so I check what applies to each building.
Rents vary by product. New high-clear distribution space and older shop space price very differently. Across the metro, CBRE reported an average industrial asking rent of $5.60/SF and vacancy of 6.9% in Q3 2026. I'll get you current Hazelwood numbers for spaces that actually fit.
From national distributors to local operators, these are the Hazelwood requirements I help with most.
High-clear, dock-heavy buildings with trailer parking and direct Route 370 and I-270 access.
Parts, service and logistics companies that want to be minutes from Lambert and the aerospace cluster.
Shop space with drive-in doors and some office, central to North County and St. Charles County jobs.
Industrial zoning, heavier power and room for equipment, often with incentives available.
Newer buildings with the clear height, slab and power that temperature-controlled operations need.
Thinking about leasing or selling a Hazelwood building? Ask what it's worth.
Fill out the form or call. Size, use, timing, must-haves. Takes a minute.
Listed spaces plus off-market and coming-soon options, with rents and specs side by side.
I schedule tours, negotiate your terms and stay with you through move-in.
It depends on the building: new high-clear distribution space and older shop space price very differently, and many landlords quote rates only on request. For reference, CBRE reported a metro-wide average industrial asking rent of $5.60/SF in Q3 2026. Request a shortlist and I'll send current rates for spaces that match your needs.
The two largest are Hazelwood TradePort, about 3.8 million SF along Route 370, and Hazelwood Logistics Center, a 165-acre park on Lindbergh with rail service. There are also many smaller warehouse, shop and flex buildings around Lindbergh, Pershall and McDonnell.
Depending on the property, you may qualify for Chapter 100 abatement, Enterprise Zone benefits, Opportunity Zone status or state programs like Missouri Works. It varies by building and project, so I confirm what applies to each space during your search.
Route 370, I-270 and Lindbergh (US-67), with I-70 and I-170 a few minutes away and Lambert Airport just to the south.
In most St. Louis commercial leases the landlord pays the tenant's broker, so my search and representation are typically at no cost to you. I confirm compensation in writing before we tour.
I'm Brian Travers, Managing Principal of Optimus, part of KW Commercial. I've spent more than 30 years building, acquiring and running companies and commercial real estate portfolios in St. Louis, so I look at a space the way an owner and operator does: loading, power, access, operating costs and room to grow, not just the asking rent.
Industrial along the I-70 corridor, from North St. Louis out to Warrenton, is my focus. Hazelwood and the Route 370 parks are a big part of it.
