Why Optimus

Small spaces get my full attention.

At the big firms, a 5,000 SF search often goes to the newest agent. Here it gets the same effort as a 100,000 SF requirement, because small and midsize businesses are who I work for. The best small spaces lease fast, often before they're advertised.

What's out there

Small-bay and multi-tenant buildings with drive-in doors and a small office are the most common option, along with flex buildings and freestanding shops. You'll find them across the metro, from North County and the airport area to St. Charles County and the I-44 corridor.

Many never hit the big sites. Smaller landlords often fill space by word of mouth or a sign on the building. I track those along with listed space so your shortlist isn't limited to what's online.

What to know before you search

Know the full cost. Rents are often quoted per square foot per year, plus a share of taxes, insurance and maintenance. Smaller spaces often rent for more per square foot than big warehouses. I'll show you the all-in monthly number for each option.

Check the details that matter. Door type and size, clear height, power, parking for trucks and trailers, and whether outside storage is allowed. These rule out more small spaces than price does.

Common Questions

Small warehouse space in St. Louis: FAQ.

How much does small warehouse space cost in St. Louis?

It depends on location, building age and office finish. CBRE reported a metro-wide average industrial asking rent of $5.60 per square foot in Q3 2026, and smaller spaces often rent for more per square foot than large warehouses. Request a shortlist and I'll send current rates for spaces that match your needs.

What is the smallest space you can find?

I regularly help with spaces of about 1,500 to 2,500 SF, up to 25,000 SF and beyond. No requirement is too small.

Can I store trucks, trailers or materials outside?

Some buildings allow outside storage and many don't, so I screen for it up front if you need a yard.

How long are small warehouse leases?

Many landlords prefer three to five years, but shorter terms are sometimes possible, especially on smaller spaces. I'll negotiate the term that fits your plans.

Do I pay a fee for a tenant representative?

In most St. Louis commercial leases the landlord pays the tenant's broker, so my search and representation are typically at no cost to you. I confirm compensation in writing before we tour.

I'm Brian Travers, Managing Principal of Optimus, part of KW Commercial. I've spent more than 30 years building, acquiring and running companies and investing in commercial real estate in St. Louis, so I look at a building the way an owner and operator does: loading, power, access, operating costs and room to grow, not just the price.

Small and midsize space searches are the core of what I do, not something I hand off.
