Why Optimus

Contractor space is hard to find. I know where to look.

Good shop space with drive-in doors, truck parking and room outside is in short supply, and many of the best spaces rent by word of mouth. I search listed space and my local network, then check zoning and outside-storage rules before you waste a trip.

What to check before you sign

Outside storage rules. Many cities and landlords limit trucks, trailers and materials stored outside, even on industrial property. I confirm what's allowed in writing before you commit.

Doors, power and height. Door size, clear height and electrical service rule out more shop spaces than price does, so I screen for them up front.

Where to find it

Contractor-friendly space is spread across older industrial areas in North County, around the airport, along I-70 in St. Charles County, south along I-55 and I-44, and out west toward Wentzville and Warrenton, where yards and land are easier to find.

Data center construction is adding demand out west. Contractors working on the new campuses in Warrenton and New Florence need yards and shops nearby. See Warrenton & New Florence.

Common Questions

Shop & contractor space in St. Louis: FAQ.

Can I store trucks, trailers and materials outside?

It depends on the property's zoning and the landlord's rules, and many industrial properties restrict it. I screen for outside storage up front and confirm it in writing before you sign.

Can you find a yard or lot without a building?

Yes. I search for graveled and improved lots for equipment, trailers and materials, including short-term options.

How much does shop space cost in St. Louis?

It varies by location, door count, power and yard space. CBRE reported a metro-wide average industrial asking rent of $5.60 per square foot in Q3 2026, and small shops often rent for more per square foot. Request a shortlist for current rates.

What size garage door do I need?

Most work trucks and vans fit through a 10 to 12 foot drive-in door, while box trucks, equipment and finished fabrication often need 14 feet or more. Tell me what you drive and I'll filter for it.

Do I pay a fee for a tenant representative?

In most St. Louis commercial leases the landlord pays the tenant's broker, so my search and representation are typically at no cost to you. I confirm compensation in writing before we tour.
