Tell me what you need, whether it's a building or a site. I'll send you a shortlist along I-70 West within 48 hours, including options that aren't on the big listing sites yet.
Wentzville sits where I-70 and I-64 meet, anchored by the GM assembly plant and its suppliers. Farther west, Wright City and Warrenton offer larger sites, lower land costs and a wave of new interest, including a major data center campus approved in Warrenton in 2026.
Wentzville is the established industrial hub: GM Wentzville Assembly, a 1.1 million SF supplier logistics center run by TVS Supply Chain, and distribution and manufacturing for companies like Nike, MiTek, eTrailer and Knapheide. Rail service from Norfolk Southern adds options most western suburbs don't have.
Heading west, Wright City and Warrenton are where the land is. In January 2026 Warrenton approved Crusoe's data center campus, two 805,000 SF buildings on about 340 acres, and a 178-acre site near the western I-70 interchange has been pursuing state Certified Site status. Expect more utility investment and more industrial projects to follow.
Buildings or a site. Existing inventory is tighter out here, so many requirements end up as a build-to-suit or a land purchase. I'll show you both, along with what utilities, zoning and timelines look like for each.
Lower costs, longer drives. Land and occupancy costs generally fall as you move west, but drive times to the airport and the core grow. Across the metro, CBRE reported an average industrial asking rent of $5.60/SF and vacancy of 6.9% in Q3 2026. I'll get you current numbers for this corridor.
These are the I-70 West requirements I help with most, from auto suppliers to companies looking for land.

It depends on building age, size, clear height and office finish, and many landlords quote rates only on request. For reference, CBRE reported a metro-wide average industrial asking rent of $5.60/SF in Q3 2026. Request a shortlist and I'll send current rates for spaces that match your needs.

In most St. Louis commercial leases the landlord pays the tenant's broker, so my search and representation are typically at no cost to you. I confirm compensation in writing before we tour.
I'm Brian Travers, Managing Principal of Optimus, part of KW Commercial. I've spent more than 30 years building, acquiring and running companies and commercial real estate portfolios in St. Louis, so I look at a space the way an owner and operator does: loading, power, access, operating costs and room to grow, not just the asking rent.
Industrial along the I-70 corridor, from North St. Louis out to Warrenton, is my focus. This stretch of it is where I see the most new opportunity.
