Building one of the new campuses, supplying them, or growing because of them? Tell me what you need. I'll send you a shortlist of buildings, yards and sites from Warrenton to New Florence within 48 hours, including options that aren't on the big listing sites.
In the space of a year, the I-70 corridor west of Wright City went from farm ground to one of the largest data center build-outs in the Midwest. Crusoe is planning a campus in Warrenton, and Google and Amazon are building side by side in New Florence. All of that construction, and the companies that will support it for years, needs somewhere to work.
Warrenton. In January 2026 the Board of Aldermen approved Crusoe's campus off the I-70 north service road: about 340 acres with two 805,000 SF data center buildings and a 40,000 SF administration building. Meta was reported in June 2026 to have contracted computing capacity from the site.
New Florence. At the I-70 and Highway 19 interchange, Google's Project Spade is going up south of the interstate and Amazon Web Services' Project Green, about 1,000 acres, is going up to the north. Google has pledged $15 billion in Missouri, including this campus and about 2,000 construction jobs, and Amazon has committed $10 billion. A Norfolk Southern mainline also runs through the area.
Contractors need yards now. Electrical, mechanical, civil and specialty contractors need laydown, outside storage and shop space close to the sites for years of construction. Supply out here is thin, so the right yard or building goes quickly, and many requirements end up as a land deal or short-term arrangement.
Plan for change. Projects this size draw local debate, and timelines can shift; a residents' group has sued over the Amazon project. I'll factor project status, utilities and zoning into every option, and widen the search to Wright City and Wentzville when that's the smarter move.
These are the requirements the Warrenton and New Florence build-out is creating, from the general contractors to the owners whose land sits nearby.
Shop and yard space close enough to keep crews and materials moving every day.
Graveled or improved acreage for equipment, trailers and materials, short or long term.
Warehouse space on I-70 to stage electrical gear, steel, pipe and other materials near the sites.
Flex space for the companies that will support the campuses once they're running.
Companies ready to build, with help on sites, utilities, zoning and incentives.

In Warrenton, Crusoe was approved in January 2026 for a campus of about 340 acres with two 805,000 SF data center buildings. In New Florence, Google's Project Spade and Amazon Web Services' Project Green are under construction on opposite sides of I-70 at Highway 19, together covering roughly 1,900 acres.
Yes. I search for yards, outside storage, shops with yard space and short-term land near both campuses, including options that aren't publicly listed. Tell me what you need and how close you have to be.
Some, but inventory is thin compared with the inner suburbs. Many requirements end up as a land purchase, a build-to-suit or space in Wright City or Wentzville. I'll show you every realistic option.
MoDOT's Improve I-70 program is adding a third lane in each direction. The Warrenton to Wentzville contract, about $600 million, is the largest in MoDOT's history, and the statewide program is expected to finish in 2030.
In most St. Louis commercial leases the landlord pays the tenant's broker, so my search and representation are typically at no cost to you. I confirm compensation in writing before we tour.
I'm Brian Travers, Managing Principal of Optimus, part of KW Commercial. I've spent more than 30 years building, acquiring and running companies and commercial real estate portfolios in St. Louis, so I look at a space the way an owner and operator does: loading, power, access, operating costs and room to grow, not just the asking rent.
Industrial along the I-70 corridor, from North St. Louis out to Warrenton and New Florence, is my focus. The data center build-out is creating more new demand on this stretch than anywhere else on the corridor.
