Why Route 370

The region's newest big-box distribution corridor.

Route 370 runs from I-270 in Bridgeton, past Hazelwood, across the Missouri River and through St. Charles to I-70 in St. Peters. It links two counties and three interstates, and it's where much of St. Louis's newest industrial construction has landed.

What the corridor looks like

The big parks define it. On the St. Louis County side, Hazelwood TradePort adds about 3.8 million SF of 36- to 40-foot clear distribution space. Across the river, Premier 370 Business Park in St. Peters covers 850 acres with rail access and is home to Amazon, FedEx Ground, Medline and others, and NorthPoint's Lakeside Logistics Center is planned for about 1.6 million SF with access to both Route 370 and I-70.

Between them are established St. Charles industrial areas and older North County buildings with smaller bays. That mix means the corridor works for a 500,000 SF distribution center and a 5,000 SF contractor shop alike.

What to know before you search

The county line matters. Taxes, incentives, labor pools and drive times differ between St. Louis County and St. Charles County. I'll lay out the trade-offs so you compare true occupancy cost, not just asking rent.

New and older space price differently. Across the metro, CBRE reported an average industrial asking rent of $5.60/SF and vacancy of 6.9% in Q3 2026. I'll get you current corridor numbers for spaces that actually fit.

Common Questions

Route 370 warehouse space: FAQ.

How much does warehouse space cost along Route 370?

It depends on building age, size, clear height, county and office finish, and many landlords quote rates only on request. For reference, CBRE reported a metro-wide average industrial asking rent of $5.60/SF in Q3 2026. Request a shortlist and I'll send current rates for spaces that match your needs.

Is it Route 370, Highway 370 or I-370?

All three mean Missouri Route 370, the freeway from I-270 in Bridgeton across the Missouri River to I-70 in St. Peters. It's a state highway, not an interstate, but plenty of people call it I-370.

What industrial parks are along Route 370?

Major parks include Hazelwood TradePort, Premier 370 Business Park and Lakeside Logistics Center, plus established industrial areas in Bridgeton, Hazelwood and St. Charles.

Should I look in St. Louis County or St. Charles County?

It depends on where your employees and customers are, your tax and incentive picture and the building you need. Most of my clients on this corridor compare both sides of the river, and I lay out the trade-offs side by side.

Do I pay a fee for a tenant representative?

In most St. Louis commercial leases the landlord pays the tenant's broker, so my search and representation are typically at no cost to you. I confirm compensation in writing before we tour.

Work with someone who's owned industrial property.

I'm Brian Travers, Managing Principal of Optimus, part of KW Commercial. I've spent more than 30 years building, acquiring and running companies and commercial real estate portfolios in St. Louis, so I look at a space the way an owner and operator does: loading, power, access, operating costs and room to grow, not just the asking rent.

Industrial along the I-70 corridor, from North St. Louis out to Warrenton, is my focus. Route 370 is one of its most important connectors.
