Ready to stop paying rent? Tell me what you need. I'll send you a shortlist of buildings for sale within 48 hours, including owners who haven't put their building on the market.
For many small and midsize businesses, a building payment on a long fixed-rate loan can rival rent, with equity building every month instead of going to a landlord. The hard part is finding the right building, and that's where I come in.
Inventory is thin. Small and midsize industrial buildings don't come up often, and many trade quietly between owners and brokers who know each other. A search that only watches public listings misses a lot of them.
Financing can be easier than you think. The SBA 504 program typically splits a purchase 50% bank, 40% Certified Development Company and 10% you, with the CDC portion fixed for 20 or 25 years. Your business has to occupy the building; you can lease out a smaller part.
I search beyond the listings. I watch listed buildings and reach out to owners in the areas you want, including buildings that may sell to the right buyer without ever hitting the market.
I look at it like an operator. Clear height, loading, power, parking, roof, zoning and the true cost of ownership, so you buy a building that works for your business, then I help coordinate the lender, inspections and closing.
Most of my buyers are businesses buying their own space for the first time or trading up.
A shop with drive-in doors and room for trucks and materials, owned instead of rented.
Warehouse space with docks and highway access, without a landlord's rent increases.
Power, ceiling height and room to expand, in a building you control.
Compare buying with renewing before your landlord sets the terms.
Buy more building than you need today and lease the rest until you grow into it.
Own a building and wondering what it would bring? Ask what it's worth.
Size, use, budget, timing, must-haves. Takes a minute.
Listed buildings plus off-market owners, with price and specs side by side.
I negotiate your price and terms and coordinate financing, inspections and closing.
With an SBA 504 loan, many buyers put about 10% down on a standard warehouse, shop or flex building; special-purpose buildings usually need 15-20%. Conventional commercial loans typically need more. I can connect you with lenders who do these loans every day.
Yes. With SBA financing your business has to occupy the majority of the building, and you can lease the rest to a tenant to help cover the payment.
Yes. I reach out to owners in the areas you want and use my local network, so your shortlist can include buildings that aren't publicly listed.
In most commercial sales the buyer's broker is paid from the commission the seller has agreed to. I confirm how I'm being paid in writing before we tour.

I'm Brian Travers, Managing Principal of Optimus, part of KW Commercial. I've spent more than 30 years building, acquiring and running companies and investing in commercial real estate in St. Louis, so I look at a building the way an owner and operator does: loading, power, access, operating costs and room to grow, not just the price.
Buying a building is one of the biggest decisions a business owner makes. I'll help you weigh it like the business decision it is.
